Managed / Constructed by Island’s New York City based Design & Engineering office. 

The project is 8 stories of affordable senior housing and replaced an existing two-story medical building. The unitized mega panel façade is finished in traditional brick and metal cladding with Island’s integrated punched window systems.

The project utilizes Island’s unique structural load bearing building envelope system which was fabricated in Island's own Mega Panel & Curtain Wall fabrication facility in Calverton. Island’s prefabricated building envelope system in engineered to create the building’s structural system in concert with interior load bearing partitions.

The project was developed through a collaborative design assist process during which Island delivered the complete Building Structure including the steel frame transfer levels, Vertical Building Envelope, Interior Structural Walls and Members, Stairs, Rails & associated Miscellaneous Metals. Island ultimately provides  this scope of work via a single source contract.

The advantage of Island’s VS-2 Structural Building Envelope system over traditional load bearing systems is that as the load bearing structural system progresses, the exterior building envelope is completed and weathertight.  This is enabled with Island’s factory finished, pre-glazed and fully gasketed unitized V2-S Mega Panels

A topping out ceremony was held at the end of last year and construction is expected to be completed later this year.
